Here’s the top 5 exemptions for needing a building permit

We often get asked (in Victoria, Australia) do I need a building permit for that? Here’s the top 5 exemptions from the requirement to get a building permit:

  1. It’s not building works – if it’s civil works e.g. roads, bridges, silos and the like;
  2. Repair, renewal or maintenance – if it does not affect the structural soundness, done using materials commonly used for the same purpose, does not adversely affect the safety of the occupants or an essential safety measure.
  3. It’s an alteration to a building – (this is a good one – we need a separate blog post for this one [click here])
  4. Work to a building (includes a structure) that it is not listed in range of uses in the building code (in Clause A3.2 of the BCA);  and
  5. It’s a tin garden shed and it’s not bigger than 10m2.

This is a summary only, there are 14 more exemptions and a lot more detail about the above exemptions listed in Schedule 8 of the Building Regulations 2006. Call 1300 791 602 to find out whether your building works are exempt.
